Frequently Asked Questions
The Build Process
How long does it take to build a pool in Jacksonville?
From permit approval to a filled pool, typically 8 to 12 weeks. The permitting phase itself, plan review and permit issuance, adds another 4 to 8 weeks depending on the county. Total timeline from signed contract to swimming is generally 4 to 7 months. We set realistic expectations upfront so you’re never caught off guard by county review timelines.
What type of pools do you build?
Concrete (shotcrete) only. We don’t build fiberglass or vinyl liner pools. Shotcrete is applied at high pressure using a precisely mixed blend of concrete and water, resulting in superior strength, durability, and reduced shrinkage. For a Jacksonville homeowner investing $60,000+, concrete is the right long-term choice.
Do you handle permits and inspections?
Yes, Scott personally handles the entire permit process on every build. This includes preparing and submitting the permit application, coordinating with the county building department, scheduling all required inspections, and managing any revision requests from the plan reviewer. You don’t need to understand the details of county processes: that’s Scott’s job.
What do I need to have ready before we start?
An up-to-date property survey is the main thing. The survey is needed to prepare the site plan for the permit application. If you don’t have a current survey or aren’t sure how to get one, we’ll help you through that process. If you have an HOA, we also recommend starting that approval process early since HOA timelines run separately from the county permit process.
How does the payment schedule work?
Payments are progress-based and tied to specific construction milestones: excavation, shell completion, equipment installation, final walkthrough, and so on. You never pay large sums upfront before work has been completed. Everything is outlined in the contract before you sign, so you know exactly when each payment is due and what it corresponds to.
Cost & Pricing
How much does a new pool cost in Jacksonville?
Most of our builds start at $60,000 and go up depending on size, features, and complexity. Our most popular Signature Build Package is a saltwater pool with integrated spa and paver decking and starts at $90,000. Larger custom builds with outdoor kitchens, water features, screen enclosures, and premium finishes typically run $130,000 to $200,000+. See our full pricing guide for a detailed breakdown by budget tier.
What's included in the Signature Build Package?
The Signature Build Package starts at $90,000 and includes a saltwater pool with integrated spa, paver decking, a full Pentair equipment package, LED lighting, and a screen enclosure-ready design. It’s our most popular option because the fixed scope means faster permitting, fewer decisions to make, and a proven result.
What factors affect the final price the most?
Size and features are the two biggest drivers. Every extra square foot adds cost in excavation, steel, concrete, decking, and equipment. Add-ons like spas, water features, fire features, screen enclosures, and outdoor kitchens each add to the total. Interior finish choice, equipment upgrades, and site conditions (slope, access, soil) also affect pricing. We provide a fully itemized proposal before anything is signed so there are no surprises.
Are there ongoing costs after the pool is built?
Yes. Expect $80 to $200/month in electricity depending on usage and equipment efficiency, and $50 to $100/month in chemicals if you maintain it yourself (or $150 to $300/month for a weekly pool service). Long-term, interior resurfacing runs $8,000 to $20,000 every 10 to 20 years depending on your finish type. Equipment replacement (pumps, heaters) every 7 to 15 years is also something to budget for over time.
Do you provide an itemized proposal?
Yes always. Every proposal we provide outlines the full scope of work, materials, equipment brands and models, features, and pricing line by line. We never quote a vague lump sum. If something isn’t in the proposal, it isn’t included, and we make sure you understand everything before you sign.
Design & features
Do you offer a free 3D design?
Yes. After the on-site consultation, we create a free 3D design and detailed proposal at no charge. We’ll refine it together until it’s right before anything is signed. The 3D design helps you visualize exactly what you’re getting (shape, size, features, and placement) before committing to a contract.
What features can be added to a new pool build?
We build pools, integrated spas, water features (sheer descents, scuppers, bubblers), fire features, sun shelves, screen enclosures, paver hardscaping, outdoor kitchens, and premium interior finishes. We’ll walk through all options during your consultation and design process so you can prioritize what matters most within your budget.
Should I get a saltwater or chlorine pool?
For most Jacksonville homeowners, we recommend saltwater. Florida’s intense sun burns off chlorine rapidly, and a salt chlorine generator produces sanitizer continuously at a low, steady level, resulting in more stable water chemistry and less manual maintenance. The water also feels softer and gentler. Our Signature Build Package includes a Pentair saltwater system as standard. Read our full saltwater vs chlorine comparison.
What interior finish options are available?
Standard plaster is the most affordable option. Pebble aggregate and quartz finishes cost more upfront but look better, feel better underfoot, and last longer before resurfacing is needed. We’ll go over all finish options during the design process and at the showroom visit where you finalize your selections.
Do you build pool enclosures?
Yes. Screen enclosures (pool cages) are a popular add-on in Jacksonville for keeping debris and insects out while still enjoying an open-air feel. They’re priced separately from the pool itself and require their own permit. Costs typically run $10,000 to $25,000 depending on size and style. It’s easiest and most cost-effective to include the enclosure in the original build rather than adding it afterward.
Working with Scott
Who will I be working with throughout my build?
Scott Campbell, the owner. Scott personally handles design, permitting, inspection scheduling, on-site oversight, and your final walkthrough. There’s no project manager handoff, no sales team, and no chain of contacts. The person you talk to on day one is the same person handing you the keys when your pool is done.
Do you do remodels or pool repairs?
We don’t do remodels. New pool construction is our focus, and we also handle equipment pad repair and weekly maintenance. Every build still gets our complete attention.
Where do you build?
We build in Duval, Clay, Nassau, and St. Johns County, covering Jacksonville, Ponte Vedra, Atlantic Beach, Neptune Beach, Fleming Island, Orange Park, Yulee, Fernandina Beach, and surrounding areas. We keep our service area intentional so every project gets the level of attention it deserves.
Do you offer a warranty?
Yes, a lifetime limited warranty on all pools and spas we build. Full coverage details are provided at contract signing. It’s one of the reasons we build exclusively in concrete and exclusively with established equipment brands like Pentair.
How do I get started?
Reach out via our contact page or call Scott directly at (904) 364-0028. We’ll start with a phone call to understand your goals, timeline, and budget, then schedule an on-site consultation at your property. The free 3D design and proposal comes after that. No pressure, no commitment required until you’re ready.
Financing
Do you offer pool financing?
Yes. We work with Lyon Financial and HFS Financial for new pool construction financing. Both offer unsecured loans (no home equity required) with terms up to 20 to 30 years. You can apply directly via our financing page. We introduce financing options after your design is fully defined so you know exactly what you’re borrowing for.
